Before You Call

Can you work directly to our engineer's report or 5A/110 inspection findings?

Yes. Send us the report, structural assessment, or facade inspection findings and we'll price the exact scope called out. We commonly work to reports from Simpson Gumpertz & Heger, Wiss Janney Elstner, Boston building envelope consultants, and ISD facade inspections (5A/110 ordinance for buildings 70+ feet). No re-scoping, no upselling.

How do you handle access for a multi-story parapet repair or commercial facade repair job?

Swing stage, pipe scaffold, and aerial lift access depending on the building. Sidewalk shed and pedestrian protection where required. We pull the ISD permit, handle the inspection coordination, and post your tenant and pedestrian notices before mobilization. Setup is in your written scope, not a surprise change order later.

What facade and parapet failure modes do you repair?

Spalling brick repair, failing lintels (steel and stone), cracked or shifted sills, parapet wall repair and leaning, coping joint failure, cornice deterioration, through-wall flashing failures, brick veneer pillowing, falling brick repair, water intrusion repair, and full parapet rebuilds. If your engineer's report named it, we have likely repaired it before.

How fast can you respond to a falling-brick or unsafe facade emergency?
Emergency masonry stabilization (sidewalk shed, netting, immediate hazard removal) within 24-48 hours for active safety risks. Full repair scope is priced after stabilization is in place and the engineer's findings are documented.
Do you handle ISD permits and historical district review?
Yes. We pull ISD permits in Boston and equivalent permits in surrounding municipalities. For landmark and historic district buildings (Beacon Hill, Back Bay, South End, Bay Village), we coordinate with the local historical commission and MHC where applicable.
What insurance and references can you provide?
MA CSL #CS-091258. General liability, umbrella, workers' comp, and commercial auto coverage. COI on request with named certificate holder. References from prior facade and parapet clients including Peabody Properties, Abrams Management, Dorchester Bay EDC, and SCJ Properties available with the bid.
What warranty do you provide on commercial facade repair and parapet work?
5-year workmanship warranty in writing on all facade and parapet repairs. Most masonry contractors won't put a warranty on paper at all. We do, and it's included in your contract before you sign.

Unsafe Facade Conditions Don't Get Better With Time

Spalling brick, failed lintels, and parapet movement become exponentially more expensive once water intrusion spreads behind the facade. Get a written scope before the damage spreads.
