What insurance coverage do you carry?
We carry general liability, umbrella, workers' comp, and commercial auto coverage with limits appropriate for multifamily and institutional work. Certificate of Insurance is provided with every bid and issued naming your property or management entity as certificate holder on request. Higher-limit coverage for specific projects can be arranged as needed.
Can you provide references from other property management firms?
Yes — we're happy to connect you with our current portfolio clients including Peabody Properties, Abrams Management, Dorchester Bay EDC, and SCJ Properties. We've completed hundreds of thousands of dollars in work across multifamily, historic, and commercial buildings in Greater Boston.
How do you schedule work around occupied buildings and tenants?
We coordinate with your facility team well in advance — posting tenant notices, staging materials to minimize walkway disruption, using dust and debris containment, and scheduling loud work outside of quiet hours. After-hours and weekend work is available when the project warrants it. Communication with residents is proactive, not reactive.
Do you work on historic and landmark buildings?
Yes — historic restoration is one of our core specialties. We've worked on brownstones, landmark commercial buildings, and MA Historical Commission-reviewed properties throughout Boston. We use appropriate lime-based mortars for pre-1940 construction, match mortar joint profiles and colors to original, and coordinate with landmarks commissions when required.
How are your bids structured? Can you handle portfolio pricing?
Bids are itemized by scope (repointing per square foot, unit rates for lintel replacement, lump sums for discrete scopes like parapet rebuilds). For property management firms with multiple properties, we offer portfolio pricing with consistent unit rates across locations and a dedicated project manager as a single point of contact.
What's your typical timeline from bid to starting work?
For a site walk and written proposal: typically within 3-5 business days of initial inquiry. Project start date depends on scope, permit requirements, and our current schedule — usually 2-6 weeks out for non-emergency work, though we hold capacity for urgent stabilization and emergency calls from existing clients.
Do you handle permits, historical review, and code compliance?
Yes. We pull all required permits (ISD in Boston, local building departments in surrounding municipalities), coordinate with historical commissions when needed, and handle MA code compliance including lead-safe RRP requirements on pre-1978 buildings.
